At Construtora PU, I am one of 4 equal founders in a growing privately funded residential development business in Paracuru, Ceará, Brazil. I work in a semi-passive advisory capacity as investor and financial manager, overseeing financial planning, capex and opex tracking, contractor contract review, and operating tools for brokers and sales support. The current pipeline includes 2 Minha Casa Minha Vida (MCMV) projects: a 14-unit development nearing completion with 11 of 14 units reserved through mostly signed agreements, and a 22-unit project in early delivery. Both projects are planned around sub-1-year development cycles and gross ROI targets in the roughly 35% to 40% range.
